In short
We collect what is needed to run the service and nothing for advertising. There are no analytics, no tracking pixels and no third-party scripts on this website; it sets no cookies at all. The application sets one, so you stay signed in.
We never sell or rent personal information, we do not share it with advertisers, and we do not use the sales data or reports you upload to train machine learning models. Card details go to Stripe and never reach our servers.

This policy covers appraiserbench.com and the CompAdjuster and MarketAdjuster applications at their app, comp and market subdomains.
What we collect
When you ask for access
The early-access form on this site collects your name and email address, and optionally your market area and what you work on. We use it to get in touch about access and nothing else.
When you create an account
Your name, email address and a password.
We store the password only as a salted hash — we cannot read it, and if you forget it we can
only reset it, not tell you what it was. We also record the invite code used and the date
the account was created. If the link you followed here named where it was posted, such as
?from=newsletter, we record that tag with the account, once. It tells us which
of our posts people find us through. It is not a cookie, nothing is stored in your browser,
and it says nothing else about you.
When you subscribe
Which plan you are on, the status of the subscription and when it renews. Payment is handled by Stripe: you enter card details on Stripe’s own checkout page, Stripe holds them, and we receive only the result — that a subscription is active, trialing, past due or cancelled. We never see or store your card number.
When you use the applications
The data you upload and the reports you save. This is covered in its own section below, because it is the part that matters most.
Automatically
Ordinary server logs — IP address, request time, page or endpoint requested, browser user agent — kept briefly for security, abuse prevention and diagnosing faults. IP addresses are also held in memory for a few minutes at a time to enforce rate limits on sign-in and sign-up.
When you email us
Whatever you send, so we can answer it and refer back to it later.
Assignment data
The comparable sales, land sales and subject details you upload stay yours. We store them so you can reopen your work. We do not sell them, share them with other subscribers, aggregate them into a product, publish them, or use them to train machine learning models.
When you save a report, we store the uploaded CSV and the report state — subject address, effective date, the comparables you selected, your settings and the resulting analysis — against your email address, so that the report reopens where you left it and the same history is available from any device you sign in on.
We recognise that this material is not ordinary business data. Appraisers owe a duty of confidentiality under USPAP’s Ethics Rule, and what you upload may include subject addresses, client references and other assignment results covered by it. We treat it as confidential: access is limited to what is needed to operate and support the service, and we do not look at the contents of your reports except where you ask us to help with a specific problem, or where we are legally required to.
You decide what to upload. If your engagement or your own judgment says particular material should not go to a third-party service, leave it out — the analysis needs sale prices, dates and physical characteristics, and works perfectly well with a subject labelled however you like.
Why we have it
- To provide the service — authenticate you, keep you signed in, run the analysis, save and reopen your reports.
- To bill you — take payment, apply your subscription, know which tools your account may open.
- To support you — answer your emails and investigate faults you report.
- To keep the service secure and working — rate limiting, abuse prevention, diagnosing errors.
- To tell you things you need to know — a password reset you asked for, a receipt, a change to these terms, or an outage.
We do not use your information for advertising or profiling, and we do not send marketing email to people who have not asked for it.
Where a law such as the UK or EU GDPR applies to you, our legal bases are performance of our contract with you (providing and billing for the service), our legitimate interests (security, abuse prevention, support and improving the product), consent where you gave it (the early-access form), and compliance with legal obligations.
How long we keep it
- Account records — while your account exists, and for a short period afterwards.
- Saved reports — until you delete them or ask us to close the account. Each tool keeps your most recent 100 reports; older ones fall off the end automatically, and their stored data is removed with them.
- Billing records — as long as tax and accounting law requires, typically seven years. Stripe keeps its own records under its own policy.
- Server logs — days, not months.
- Support email — while it is useful for supporting you.
Your choices
See and export what we hold. The Account page in the application has a Download button that produces a JSON file of your account, your subscription and every subject you have saved. No need to ask.
Correct it. Change your name on the Account page. Email is the key your work is filed under, so we change it by hand — ask us and nothing is lost.
Delete it. Use Delete account on your Account page, or ask at [email protected], and we will close the account and delete what it holds within one business day. We email you when the request arrives and again when it is done. We handle deletion by hand rather than instantly, because it cancels billing and removes saved work permanently, and we would rather confirm first. Some records — an invoice, for instance — must be kept for tax purposes.
Stop hearing from us. We send transactional email only. If you asked to join the early-access list and would rather we forgot, say so and we will remove you.
We do not charge for any of this, and we do not treat you differently for asking.
How it is protected
- Everything travels over HTTPS. The session cookie is refused on a plain connection.
- Passwords are stored as salted hashes with a deliberately slow algorithm, never as readable text.
- Sign-in is rate limited, and repeated failures from one address are locked out for an escalating period.
- Password reset links work once and expire within an hour.
- Card details never touch our systems.
- Administrative access is limited to those who need it.
No service can promise perfect security. If we ever become aware of a breach affecting your information, we will tell you and the relevant authorities as the law requires, and we will tell you what we know rather than the minimum we can get away with.
US state privacy rights
Residents of California, Colorado, Connecticut, Virginia and other states with comparable laws have rights to know what is collected, to access and delete it, to correct it, and to opt out of sale, sharing or targeted advertising.
We do not sell or share personal information, and we do not conduct targeted advertising, so there is nothing to opt out of. The access, correction and deletion rights are described under Your choices and are available to everyone, not only to residents of those states. If you use an authorised agent, we will ask for proof of their authority.
Children
The service is for working professionals and is not directed at children. We do not knowingly collect information from anyone under 18. If you believe we have, tell us and we will delete it.
Changes
If we change this policy we will update the date at the top of this page, and for a material change we will tell you by email or in the application before it takes effect.
